When the usual playbook runs out

Anyone can sell a house that sells itself. These are the deals where there was nothing on the market, or the two sides were stuck, and a different approach got everyone what they came for.

Buyer · Pittsford · 2024

The pool house that wasn’t for sale

My buyers wanted Pittsford and an in-ground pool. The market had zero of those. So we went and found one.

The problemNo Pittsford homes with an in-ground pool on the market. Waiting meant competing with every other buyer the day one finally listed.
What we didUsed predictive analytics to score Pittsford homeowners on how likely they were to sell, then narrowed it to homes with in-ground pools that fit the buyers. That gave us 7 targets. Over two weeks we sent handwritten notes, knocked on doors and called. One owner answered: an absentee landlord who owned the house but didn’t live in it.
The resultThe owner had no idea what the house was worth today. Once we walked through the market value, they were happy to sell at a price that worked for my buyers. Offer accepted, and the home never went on the market.

Why this works

Most homes sell to whoever happens to be looking the week they list. If what you want is rare, that’s a bad bet. Predictive scoring looks at signals like how long someone has owned, whether they live there, and life and equity changes, to estimate who is most likely to sell soon. Then we start a respectful conversation before anyone else does.

The Rochester Business Journal covered this approach in August 2026 and quoted me on how it works.

Good fit for

Buyers who want something specific: a pool, a school, a street, a lot size, single-floor living. If the market doesn’t have it, we can look for it.

Seller · West Henrietta · 2024

Neither side would move. Both sides won.

The home was listed at $459,900, already a record for the neighborhood. The buyers offered 10% under. The sellers wouldn’t come down and the buyers wouldn’t come up. Most deals die right there.

$459.9Kseller net, the full asking price
The problemThe sellers needed their full asking price. The buyers needed a monthly payment they could live with. On price alone, the two sides were about $46,000 apart.
What we didI used AI to model different deal structures and found one where both numbers worked. The buyers went a little over 3% above asking, and the sellers credited 3% back as a concession the buyers used for a permanent mortgage rate buydown.
The resultThe sellers netted their full asking price on a record sale. The buyers got a lower rate for the life of the loan and a monthly payment below what they’d have paid at asking price with no buydown. The deal closed.

How the math works

A price cut saves a buyer a little every month. The same dollars spent on a permanent rate buydown lower the interest rate for the life of the loan, which often cuts the payment by more. So a buyer can pay a higher price and still have a lower payment, and the seller keeps their number.

The trade, in plain English

  • Buyer raises the offer
  • Seller credits part of it back as a concession
  • The buyer’s lender uses that credit to buy the rate down
  • Seller nets their target. Buyer gets their payment.

Illustration only. The price, concession and seller net come from the real deal. The rates, 20% down and a 30-year term are typical 2024 assumptions, not this buyer’s actual loan terms. How much rate a concession buys varies by lender and by week.

Concessions have to fit the lender’s limits and the appraisal has to support the price. Every deal needs its own numbers from the buyer’s lender.
