The problem: small house, giant garage
The house itself was freshly updated: new flooring, new carpet, a redone bathroom, fresh paint and new siding. But at 840 square feet, it would never win on size. What it did have was rare: an all-block garage of more than 800 square feet, almost as big as the house.
In listing photos, an empty garage is concrete, walls and a door. Buyers see storage. They don’t see the life they could have out there.
The fix: show them the dream
We used AI staging and AI renovation previews to turn the empty garage into a full Buffalo Bills sports haven, man cave or woman cave: recliners in front of the big screen, a team rug, a workbench wall, epoxy floors and lighting that makes game day feel like an event. Same walls, same footprint, a completely different story.

The listing copy carried the same idea: Small house… BIG possibilities. The garage wasn’t a footnote. It was the headline.
Who we wrote it for
The ideal buyer profile drove every choice:
- First-time buyers who want an affordable, move-in ready home
- Hobbyists, car people and tradespeople who need real workspace
- Bills fans, which in Western New York is most people
- University of Rochester employees, since the home could qualify for up to $20,000 in UR homeownership incentives (buyer to verify)
The house went under contract in 9 days and sold for $110,000, above its $109,900 list price. It closed in March 2026.
It worked inside the house too
The living room was clean and freshly updated, but empty rooms read smaller than they are. Virtual staging showed buyers how the space works, and an AI renovation preview showed what the original brick fireplace could look like with a modern insert.

Our AI staging rules
Virtual staging is powerful, which is exactly why it needs rules. Here’s what we follow on every listing:
Always label it
Every staged or renovated image says so right on the photo, like the ones above, and the original photo is in the listing too.
Never hide anything
We add furniture and ideas. We never remove cracks, stains, damage or anything a buyer needs to see.
Keep the bones honest
Same walls, windows, doors and dimensions. If the room can’t really fit it, we don’t show it.
Show possibilities, not promises
A renovation preview shows what a space could become. Permits, costs and contractors are the buyer’s to verify.
Match the buyer
A Bills cave for this garage, a home office for another, a nursery for a third. The staging follows the ideal buyer profile.
When AI staging helps most
| Situation | What AI staging shows |
|---|---|
| Empty or vacant home | Furniture that shows scale and flow |
| An odd or oversized space | A clear purpose: a gym, studio, office or fan cave |
| Dated rooms | A renovation preview, clearly labeled, beside the real photo |
| A small home | How to live well in fewer square feet |
Does your home have a feature buyers can’t picture?
Tell me about it. We’ll figure out who it’s perfect for and show them.
