What an AI specialist brings to your real estate move
AI is part of how I work and what I teach agents across the country. The question for you is practical: how does that help with your property, your priorities and your next decision? Here’s the honest answer, with real examples.
Three times AI changed the outcome
Listed at $249,900. Ten offers. Under contract over $370,000.
AI-assisted comparison grid plus live calls on pending sales set a price that drew a crowd.
See how → Finding homesThe Pittsford pool home that wasn’t for sale
Predictive scoring found seven likely sellers. One said yes before it ever hit the market.
Read it → MarketingThe garage that sold the house
Clearly labeled AI staging turned an empty garage into a Bills fan cave buyers could picture.
See it →An AI-enhanced listing video
This is a new listing of ours: a vacant building lot at 5217 Oak Harbor Rd in Trumansburg, near Cayuga Lake, co-listed with Lindsay Hart of Hart & Homes, REMAX In Motion. Land is hard to sell with photos of grass. So we used AI to show buyers what the lot could become, with a rendering of a home that could be built there, inside a cinematic video made for social media.
The rule we never break: AI-enhanced media is always labeled, on every platform, so buyers know exactly what’s real and what’s a vision. A rendering sells the possibility. It never stands in for the property.
What it looks like for you
If you’re selling
A marketing plan built around your home and its ideal buyer, pricing grounded in a full comparison grid, and listing copy, photos, video and virtual staging that tell a consistent, accurate story. Every claim gets a human review. How we sell.
If you’re buying
Side-by-side comparisons of features, real monthly costs and the questions each house raises, so the decision is easier to see. Material facts get verified through records and professionals, not taken from a chatbot. How we buy.
If you’re investing
Scenarios run fast. The real work is knowing which inputs deserve trust. We make every assumption visible: rents, expenses, repairs, financing. Investor approach.
If life is changing
Downsizing or helping a parent move means dozens of moving parts. Technology keeps the plan organized behind the scenes. You never have to learn a new app. Next-chapter planning.
AI does the legwork. I own the advice.
- I review every recommendation and every piece of marketing before it reaches you or the public
- Property facts are verified through records and qualified professionals
- Your confidential documents don’t go into AI tools without your permission
- Virtual staging and renovation previews are always labeled
- Decisions about price, offers, risk and timing stay with you
No magic, just better work
AI won’t guarantee a sale price, find buyers in secret, or produce a perfectly accurate value. Anyone who promises that is selling the tool, not the result. What it does is free up hours of research and production, so more of my time goes into strategy, negotiation and you.
Protect yourself
The same tools power a new wave of fake listings. I’ve helped News10NBC expose them. 9 signs a listing is fake.
