The big questions
What should I do first?
Set a comfortable monthly budget, look at your savings, and talk with a lender. The amount you qualify to borrow and the amount you’re comfortable spending are often two different numbers.
What cash will I need?
More than the down payment. Plan for closing costs, prepaid taxes and insurance, inspections, moving and a small repair reserve. Your lender’s Loan Estimate lays out the financing costs.
Do I need 20% down?
Not always. Options depend on the loan program, the property and your qualifications. Ask a participating lender whether SONYMA or another assistance program fits you. Eligibility and funding have to be confirmed. Assistance isn’t automatic.
How do I compete without overreaching?
We look at comparable sales, condition, financing and contract terms. You decide what you’re willing to offer and which protections matter. A competitive market doesn’t make every risk a good idea.
What happens after my offer is accepted?
Inspections, appraisal, the attorney review and your final loan approval, usually 30 to 45 days. We coordinate everyone so you know what’s next at every step.
